BELLINGHAM, WA – The Bellingham Waterfront is new but rapidly growing. Chris Erdmann and his partner, Stacey Graves—brokers at Blu(.)ink—gave me the honor of checking out this beautiful and unique property. Chris began the Granary project in 2018, and it has grown significantly since then.

The Granary Building alone houses their office, a candle/bookstore, a unique twist on ice cream, and a restaurant that apparently had its own TV show. I’ll be writing a follow-up article diving into that building and what’s inside. In this article, however, I’m focusing on the condos that have been built—or are currently being built.

The Bellingham Waterfront isn’t a private island or exclusive beach—it remains open to the public and encourages more access and foot traffic in the area.

The developers aren’t local, but they are one of Ireland’s largest privately owned property companies. Importantly, they hired local subcontractors to support the local economy and have invested over $60 million into this project simply to enhance and expand public enjoyment of Bellingham’s waterfront.

The area also includes a walking path, park, brewery, skate park, and bike path. While some construction is ongoing, the fence line—originally put in place for security—has been moved back, making the space feel more open and accessible. The condo building I toured was absolutely stunning. Chris started the tour in the penthouse: a 3-bedroom, 4-bathroom unit with 2,300 square feet of space. Besides its impressive size, it’s the only unit that offers both waterfront and street-side views. All other units are situated on one side or the other.

The penthouse is priced at $1.85 million. All other units are either one- or two-bedroom layouts. A one-bedroom unit on the street side starts at $555,000, with prices increasing based on size and location within the building. Each condo features a modern yet minimalist design.

Some standout features of every unit include:

• One more bathroom than bedrooms

• No included appliances, allowing buyers to choose their preferred technology

•Quartz countertops in black or white

•Charcoal or ash porcelain tile

•Dark or white European cabinets

•Light or dark wood LVP flooring

•Floor-to-ceiling windows for abundant natural light—great for mental health

•Smart entry locks that use either fingerprints or access codes

•High-tech bathroom mirrors with built-in lights, anti-fog technology, and time/date displaysThe building is made of concrete, which offers durability and better resistance to rot and water compared to wood.

It’s also heavily insulated, meaning there is little to no sound transfer between units. Residents also enjoy covered garage parking, a private mailroom, a package room, and access to a clubhouse.Residential units begin on the second floor and up.

The first floor houses the mailroom, package room, and clubhouse. All commercial units are also located on the first floor and each has its own private outdoor entrance with the same smart-lock system used for the residential units.

Square footage for the commercial units varies, and they include designated spaces in the covered garage. Many business owners are already showing interest, and several spaces are already spoken for.

If you’re a business owner with a lease ending soon—or just looking to expand—keep an eye on these buildings. With summer approaching, this area is primed for foot traffic.

The building I toured is 32,000 square feet, with 28 residential units—50% of which have already been sold.

Even more exciting, two additional buildings are planned, and they’ll be larger than the one currently available. And this building didn’t feel small by any means.
